One of the biggest misconceptions about construction is that projects get delayed because of one major problem. In reality, delays usually come from a series of smaller issues that weren't identified early enough.
It might be a piece of equipment with a longer lead time than expected. It could be existing conditions that aren't shown on the drawings. Or it may be figuring out how to complete the work while a business continues operating with minimal disruption. None of these are unusual. They're simply part of construction.
That's why we put so much emphasis on preconstruction planning. Taking the time to understand the project, ask the right questions, coordinate with the design team and identify potential challenges before work begins almost always leads to a smoother construction process.
In our office we say a little precon goes a long way. The more time we spend planning up front, the more opportunities we have to solve problems before they become expensive delays or costly changes in the field.
Commercial construction has a lot of moving parts. Existing conditions, permitting, long-lead materials, coordination with owners, architects, engineers and subcontractors all have to come together at the right time. Working through those details early helps reduce surprises and gives everyone a better path forward.
No project is completely free of surprises. Construction has a way of keeping all of us humble. But good planning gives the entire team a much better foundation for making smart decisions when the unexpected happens.
